Because that is the real problem with exterior quotes. Two numbers for the same house can be thousands apart, and the gap is almost never the paint.
1. Size, and Not Just Square Footage
Wall area is the starting point, but height changes everything. A two-story house is not twice the work of a single-story of the same footprint — it is more, because access, staging and safe working at height all add time. A three-story with steep ground and mature trees close to the walls is more again.
Goshen has a lot of tall, narrow older houses, particularly in the neighborhoods near downtown. If your house is one of them, access is likely to be the single biggest line item after preparation, and any quote that has not accounted for it is going to change once work starts.
2. What the Siding Is Made Of
Substrate drives both preparation and product choice.
- Wood lap siding and cedar shake — the most labor-intensive. Hand preparation, and every joint and end grain wants attention.
- Rough-sawn cedar and T1-11 — common on 1970s and 1980s county builds. Absorbent, and thirsty if it has been left too long between coats.
- Aluminum — paintable, but the chalky oxidized layer has to be removed first or nothing will bond.
- Vinyl — needs products formulated for it and color limits, since anything significantly darker than the original can cause warping.
- Fiber cement — straightforward, usually the least preparation of any.
A quote that does not mention what your siding is has probably not been priced on it.
3. Condition — the Variable That Moves the Number Most
This is where quotes really separate. A house whose last coat was five years ago and is simply faded needs washing and a finish coat. A house where paint is peeling in sheets needs scraping, sanding, feathering the edges, spot-priming bare wood and sometimes full priming before any color goes near it. That is days of additional labor, and labor is most of what you are paying for.
It is also the easiest thing for a cheap quote to leave out. If one number is markedly lower than the others, the first question to ask is what preparation it includes — in writing, not as reassurance over the phone.
4. Repairs Found Along the Way
Soffit, fascia, window trim and porch posts are where water gets in first, and rot is routine on older Goshen houses. Replacing damaged wood costs money; painting over it costs more, because you pay for the repair twice and the coating fails around it in the meantime.
A good quote separates carpentry from painting so you can see what each is costing. A quote that silently absorbs it either has not looked or is planning to paint over it.
5. Lead-Safe Requirements on Older Homes
A significant share of Goshen’s housing predates 1978. On those properties, any work that disturbs painted surfaces has to follow lead-safe practices — containment, HEPA vacuuming, verified clean-up. It takes longer and it costs more, and it is not optional.

6. Color Changes and Number of Colors
Going from a dark color to a light one may need an extra coat. A body color plus trim plus accent on doors and shutters means more cut-in work, more masking and more time than a single-color repaint of the same house. None of this is dramatic on its own, but it adds up.
7. Who Is Actually Doing the Work
A crew of employees who are insured, trained and paid properly costs more per day than subcontracted labor. That difference shows up in the quote, and it also shows up in the result and in who is liable if something goes wrong on your property.
